Changes in your property or liability exposure that differs from when your policy was originally written may affect your homeowner insurance contract. Therefore, when changes occur that are not communicated with our agency, it makes it impossible to continue to provide the best protection available. Notifying our office of improvements or additions to your home as well as changes to personal situations enables us to properly address that your property and liability exposures remain in line with your insurance needs.
Although no list is all-inclusive, enclosed is a list of optional coverage selections available at additional cost. When reviewing your policy you may find you may have already selected some of these coverage options. Some other issues you may want to consider when reviewing your policy have also been included such as Increasing Medical Payment Limit, adding Identity Theft Recovery and Enhancement Endorsement. Insurance coverage is intended to provide you with protection for unforeseen losses however there are some things we can do to aide in their prevention. With your help, we hope to continue to provide competitive premium pricing for your insurance protection. The start of a surcharge program approved by The Pennsylvania State Insurance Department allows Insurance Companies to surcharge Homeowner policies based upon paid out claims. This program is intended to offset blanket increases to Homeowner policies therefore benefiting claim-free clients.
Examples of Preventative Measures are:

» Removing accumulated snow,
» Septic maintenance,
» Tree maintenance and
» Annual inspections of roof, wiring and plumbing.
Things to Consider When Reviewing Your Policy
Optional Coverages / Policies (Additional costs apply.) Remember this is not an all-inclusive list:
- Identity Recovery Coverage – NEW ENDORSEMENT: aides at time of identity theft with a limit of $25,000. More Info
- Replacement Cost Settlement on Personal Property – may be automatic to your policy selection. Addresses actual cash value settlement of your personal property.
- Dwelling Replacement Cost Guarantee – Requires your home to be insured to 100% of its reconstruction value and Ultracover policy selection. More Info
- Sewer and Drain Back-up Coverage
- Expanded Endorsement – provides increased underlying limit protection for personal property
- Enhancement Endorsement – combines Sewer and Drain and Expanded Endorsement coverage into one endorsement
- Scheduled Personal Property – collectibles, jewelry, coin collection, sporting equipment, etc.
- Siding & Roof Restoration – applies when same vinyl or aluminum siding and/or composition shingle roofing is no longer available. Damage must be a result of a Peril Insured Against.
- Incidental Business Occupancy – homeowner contract may exclude coverage when a business exposure is being conducted on premise
- Increased Loss Assessment – allows for additional coverage selection
- Personal Umbrella Policy – separate policy providing liability insurance
- Earthquake Insurance – covers direct physical loss caused by earthquakes including land shock waves (Does not include cost of filling land.)
- Flood Insurance – separate policy
Again, no list is all-inclusive but these are some things to consider that could affect your insurance coverage and / or premium:
- Would you like to increase your liability limit?
- Are you receiving the proper credit for your security/fire alarm system?
- Do you have a pool on premise? If so, has our office inspected the property to ensure it meets company requirements?
- Do you own recreational vehicles that require a separate policy such as personal watercraft, ATV or snowmobile?
- Is there a wood burning stove, kerosene stove, portable electrical stove/heater or fireplace insert in your home? If so, has our office inspected the installation to ensure it meets company requirements?
- Have you notified our office regarding any changes to your personal situations?
- Would you like to make a change to your current deductible selection? This change will result in a decrease to your annual premium.
- Do you own additional residences or vacant land?
- Is your mortgage company information correct? Please note that when transfers of a mortgage occur, the institution that acquires your mortgage does not notify our agency.
- Do you keep children or operate a day care in your home?
- Have you made any renovations or additions to your home in the past 3-5 years?
